CBL Completes Acquisition of Remaining Interest in Kirkwood Mall in Bismarck, ND

CHATTANOOGA, Tenn.–(BUSINESS WIRE)– CBL & Associates Properties, Inc. (NYS: CBL) , today announced that it has completed the acquisition of the remaining 51% interest in Kirkwood Mall in Bismarck, ND.

In December 2012, CBL acquired a 49% non-controlling interest in Kirkwood Mall. In conjunction with the acquisition of the remaining interest, CBL assumed the $40.4 million non-recourse loan secured by the property, which bears a fixed interest rate of 5.75% and matures in April 2018.

“We are pleased to complete the acquisition of the remaining 51% interest in Kirkwood Mall,” commented Stephen Lebovitz, president and CEO of CBL. “The mall is a terrific addition to our portfolio and is experiencing positive trends, including double-digit increases in sales to over $400 per square foot in 2012. The center also provides meaningful opportunities to grow the income stream through rent gains from rollovers, occupancy improvements and ancillary income.”

Kirkwood Mall is located in North Dakota‘s state capital of Bismarck. The local economy has grown tremendously in recent years as a result of its proximity to the Bakken Formation. The state of North Dakota has the lowest unemployment rate in the country and is one of only a few states with a budget surplus. Bismarck’s unemployment rate is estimated to be less than 4%.

The mall is situated on 68 acres and serves a broad trade area with the nearest competition located more than 100 miles away. The 850,000-square-foot mall was originally developed in 1971 and was last renovated in 2002. The mall is anchored by Herberger’s, Keating Furniture, JCPenney, Scheel’s All Sport and Target and features a strong line-up of mall retailers and restaurants such as The Buckle, Chico’s, Justice, The Children’s Place and Victoria’s Secret. The mall was 88% occupied at December 31, 2012. Sales per square foot at the center have increased more than 15% to over $409 per square foot for 2012. The mall offers both near- and long-term growth potential with low in-place occupancy cost as well as lease-up opportunities.

Global Partners Announces Bakken Pipeline Connection Agreement

Tesoro Logistics to Link its High Plains Pipeline System to Global’s Basin Transload Facility in Columbus, North Dakota

WALTHAM, Mass.–(BUSINESS WIRE)– Global Partners LP (NYS: GLP) today announced it has executed a pipeline connection agreement with Tesoro Logistics whereby Tesoro Logistics‘ High Plains Pipeline System will build, own and operate a new seven-mile pipeline lateral from its Lignite, ND crude oil station to Global’s 100,000 barrel crude oil storage tank at the Basin Transload facility in Columbus, ND. Crude oil is expected to begin flowing to the new Columbus-bound branch in the third quarter of 2013, enhancing the movement of crude from the mid-continent to Global’s destination assets on the East Coast.

“Strategic expansion of our crude gathering system is a key component of the rail logistics strategy we are deploying across our assets in the mid-continent region, ” said Eric Slifka, President and Chief Executive Officer of Global Partners. “Our agreement with Tesoro Logistics is an important step toward that objective. The pipeline connection will tie our Columbus location directly to the Tesoro High Plains Pipeline System. The new branch will augment the volume of crude currently being transported by truck from the wellhead to our Columbus storage facility. The pipeline-connected gathering system will enhance the ratability of the Columbus terminal, and make the terminal available to a broader area of the region that may not be accessible by truck. This agreement increases our efficiency to gather and move price-advantaged crude from the mid-continent to East Coast refining markets. Of the 738,000 barrels per day of North Dakota production, Global and its customers are moving approximately 120,000 barrels per day of that volume to high value destination markets.”

Tesoro’s High Plains Pipeline System includes an approximate 45,000 barrels per day truck-based crude oil gathering operation and approximately 700 miles of pipeline and related storage assets. This system gathers and transports crude oil produced from the Bakken Shale/Williston Basin area, one of the most prolific onshore crude oil producing basins in North America.

ND school investigating fans in KKK-style hoods

North Dakota school administrators are investigating a photo posted to Twitter from Friday’s state hockey semifinal game in which three fans in the student section are wearing Ku Klux Klan-style white robes and hoods.

Shane Schuster, 19, said he was seated with some friends at Ralph Engelstad Arena when something in the Red River High School student section across the rink caught his eye midway through the first period.

“I thought, ‘Are those KKK hoods?’ I couldn’t believe it,” he said. “I was shocked.”

Schuster, a University of North Dakota student, said he focused his camera phone and snapped a photo, later uploading it to Twitter. The hoods were on for about 10 to 20 minutes, he estimated, but they were removed by the second period.

Mark Rerick, the Grand Forks Public Schools‘ athletics director, said Saturday that he conferred with arena and tournament security staff immediately after learning about the picture.

“After confirming the incident, we notified the administrators at Red River High School who immediately began their investigation,” Rerick said in a statement emailed to The Associated Press. “To the best of my knowledge, the students have been identified by the Red River administrators who are continuing their investigation.”

Schuster said Red River‘s principal contacted him Saturday asking if he had any additional photos, but he had just one.

Red River topped Fargo’s Davies High School 2-0 to advance to Saturday night’s North Dakota Boys State Hockey Tournament title game against Grafton-Park River.

Davies High School is named in honor of Ronald Davies, the former federal judge from Fargo whose 1957 rulings integrated Central High School in Little Rock, Ark. — a pivotal event in the civil rights movement.

The photo that Schuster posted on the social media site shows the three hooded fans in the middle of the Red River Roughriders section, in which everyone is dressed in white as part of a “whiteout.” The post had been retweeted more than 50 times by Saturday afternoon, with many users expressing their outrage.

Adding Fields to the file

I get a file on weekly basis from client. I need to write a script which make sure the file should have 20 columns after the first column. If not then the script should add the remaining columns and default them to space(except for 2nd and 3rd). and at the same time the script should check the second and the third column if null then default those to ND.
